The points you need to have in mind when viewing a property in Cyprus are the same as if you were scouting about for your dream home in the UK. Check out the neighbourhood, view at different times of day, ask lots of questions and be wary of signs of damp (yes we do get this in Cyprus!).

Whether you are investing in a property to rent to holiday-makers, buying a holiday home or moving lock, stock and barrel to Cyprus first you need to ensure that the residence has title deeds and, if not, when they will be released.

Cyprus has received a lot of bad press about withheld titles deeds but the situation is improving. Investigate how the situation could affect you. Now the viewing itself; take a checklist of features to compare against the property you are viewing. If it's alright, use a digital camera to jog your memory later.

Visitors want the best views no matter how close they are to the beach so keep this in mind as it is another selling point. Said distance to the local beach is important. Being able to describe convenient access is key.
Holiday letting is quite a competitive market in Cyprus, so make sure you consider these basics on a viewing trip.

Holiday home
Many factors that come into play when viewing a rental property are the same as for viewing a holiday home. But you are going to be the visitor so what amenities do you want close by, if any? Will you be renting or even buying a vehicle for repeat use? Does it matter if there is a local bus stop? How far is your property from the airport? You may not want to put in another hour or two's travel after stepping off your plane.

Permanent home
If you are moving permanently, there are a whole set of new points to keep in mind. If you have a family, is there a school bus service? If you are working, how far away is your job? If you are retiring as a pensioner, ask yourself if you can you see yourself living in the property ten or twenty years down the road? Steps and stairs that are manageable now may be difficult in the future.

The key when buying in Cyprus is not to be seduced by the sun and sea and to be at least as hard headed as if you were buying in the UK. This will increase you chances of a landing a good investment all round.
